B. Introduction
The programme is designed to provide the necessary skills and techniques for grappling with the sound decision making in land use, land development and land management. Hence, at the University of Ilorin, Ph.D.is designed to meet the need for specific, professional and academic training desired in the real estate industry and urban community in Nigeria, and globally. The programme will provide specialized technical and theoretical training which prepare individual graduates for career in property investment valuation and analysis, property (and facilities) management encompassing corporate real estate management, land management or land governance and real estate development and finance.
C. Philosophy
The general philosophy of the programme is to provide opportunities for graduates to acquire relevant tools and methods of gaining deep understanding of the Estate Surveying Profession and Real Estate industry at the national and global level. The philosophy of the Ph.D. programme is anchored at the need to fully develop intellectual independence and creativity in several aspect of the real estate industry.

ESM 901 Protocol Seminar 2 Credits
Research protocol outlining in detail the proposed work for the programme, shall be presented within the first four (4) months of the programme for assessment. 90h (P); C
ESM 902 Departmental Seminar I 2 Credits
First seminar presentation to the Department by the student, detailing the progress of the research work being undertaken. Seminar shall be graded by the departmental postgraduate board. 90h (P); C
ESM 903 Faculty Seminar I 2 Credits
First faculty seminar on the progress of research work, this is to be presented by the student after satisfactorily addressing all issues raised in the first departmental seminar. 90h (P); C
ESM 904 Departmental Seminar II 2 Credits
Departmental Seminar to be presented by the student during the final stages of the research work being undertaken. Main findings and contributions to knowledge. 90h (P); C
ESM 905 Faculty Seminar II 2 Credits
Second Faculty Seminar to be presented by the student at the concluding stages of the research work, this is to be presented by the student after satisfactorily addressing all issues raised in the second Departmental Seminar. Main findings and contribution to knowledge 90h (P); C
ESM 906 Advanced Research Methodology I 3 Credits

ESM 907 Advanced Research Methodology II 3 Credits
Statistical analysis in problem solving. Multiple and pretrial correlations, analysis of time series data. Simple and multiple regression models and their applications. Use of factor analysis, Discriminant Analysis and Analysis of variance (ANOVA). 45h (T); C
ESM 999 Thesis 12 Credits
The student will be expected to formulate a practical problem in Estate Management and carryout a detailed analysis of solutions to the problem. The aim is to develop the students‘ ability to conceptualize problems and design solutions. 540h (P); C
